Longer days mean more showings can happen after work, school is out so families with kids are free to move without disrupting the school year, and the overall energy in the market tends to be more competitive. More buyers touring your home generally means more offers and more offers usually means better terms for you.

The tradeoff: everyone else knows this too. Inventory peaks in summer, so your listing is competing with the most homes it'll see all year. Standing out takes sharper pricing, stronger photos, and a listing that's truly move-in ready.

The Case for Fall

Fall buyers are a different breed. By September and October, the casual lookers have mostly dropped off — the people touring homes now are often relocating for work, closing out a home search that stalled over the summer, or racing to be settled before the holidays. That urgency can work heavily in a seller's favor.

Inventory also thins out in the fall, so a well-priced home gets more attention per buyer instead of getting lost in a crowded feed. Cooler weather even helps some properties show better — cozy staging, warm lighting, and curb appeal that leans into the season rather than fighting a heat wave.

The tradeoff: the buyer pool is smaller overall, and if your home needs work or is priced aggressively, it may sit longer as the market naturally slows heading into winter.
